ULI Forum: Operational Real Estate
Active real estate asset management is for the foreseeable future the likely driver of real estate returns. Operational properties are a particularly interesting segment of active asset management with returns being more aligned with and dependent on the operation of the business carried out within the building, often resulting in higher rents with some variable component. The operational alignment means that specialist skills are required to manage these real estate assets, often handled by operator-driven real estate platforms, specialized within subsets of real estate and focused on tightly segmented customers categories. A combination of brand, digitally born business models, service along with assets designed for these customer categories means that the customers will pay a higher rent for this space.
?Investment managers will need to consider very carefully whether they wish to become operators themselves and whether they want to start up their own platforms or acquire existing ones.

‘Meet the Speakers & Thought Leaders’ Full Member Lunch (limited capacity, pre-registration required)
The 'Meet the Speakers' Lunch takes place on the main conference day, Wednesday 12 June at the Allianz MiCo for ULI Full Members. This is a unique opportunity to have exclusive access to some of the conference speakers and to ask questions on the topic that most interests you. Each table is led by a speaker to discuss a specific topic. Places at the lunch are reserved in advance and closer to the event you will receive a notification to select your preferred table.
Please note:
- By reserving your place at the lunch you are not guaranteed your table of choice. The details of the table hosts are sent closer to the event date for selection.
- Each table can host maximum nine delegates. With such limited capacity, seats fill up quickly and reservations will be confirmed on a first come, first served basis.
- Your reservation is only confirmed at the receipt of our confirmation email, and you are kindly asked to present the confirmation email at the door as proof of your reservation.
- We ask you to please note your discussion table in your order of preference and we will do our utmost to allocate you to one of your top preferences but cannot guarantee this and will need to allocate on availability.
