In 2020, the Italian state railway group, Gruppo FS Italiane, launched a public bidding process for the sale of the former Porta Romana railway yard. In November 2020, after 9 months and with the participation of among 20 of the best Italian and international operators in the property sector, the call for bids was closed to award the redevelopment of the Porta Romana railway yard. The project was won by the Porta Romana Fund, controlled by COIMA and backed by Covivio, Prada Holding and COIMA ESG City Impact Fund. From the end of 2020, the Porta Romana Fund then perfected the preliminary contract for the acquisition of the area and launched the International Selection Process to draft the Masterplan for the regeneration of Milan’s Scalo di Porta Romana.

The project will have a mixed destination (residency, social housing, student housing and services around the whole metropolitan area connected via metro and railway stations) and provides for the redevelopment of 190.000 square meters in a completely free area, 50% of which will consist of equipped green areas. The key element of the development is a large central park capable of guaranteeing urban continuity and bicycle and pedestrian connections with the existing city, characterised by eco-zones, green corridors that will be able to host equipment also of public interest (sports, children's areas, urban gardens), and public squares.

The Olympic Village designed by the architecture studio Skidmore, Owings & Merrill - SOM, represents the first piece of the great urban regeneration project Scalo di Porta Romana: functional to offer a fundamental space for the Winter Olympic Games 2026, will be returned to the community through the transformation into the largest student residence in Italy built in Social Housing, with about 1.700 beds. As envisaged by the 'Parco Romana' Masterplan, the Village will be located in the southwest area of the yard and will ensure continuity with the existing functions and the general balance of the district.
