The Pedestrianisation Zone –
Regeneration of Brussels City Centre

Join this exclusive ULI tour of the major redevelopment of Brussel’s Pedstrian Zone, one of the main urban development projects for the centre of Brussels in recent decades. 

Since the beginning of the 2000s, pedestrianisation has played a major role in the debates and projects related to urban development in Europe. The rationale behind many of these “second-generation” plans is not one of separation, but rather of connection and co-existence between modes of travel, activities and urban regeneration.  

In 2015, the transit route in the Brussels city centre – Boulevard Anspach – was closed to traffic. By removing the barrier formed by the urban motorway which the central boulevards had become and by recreating the squares which existed along the original Boulevard Anspach, the pedestrian area accelerated the redevelopment of a vast number of projects alongside, such as Brucity, Multi *, Brouck’R ** and OXY ***. Many of which have been developed with an underlying aim of circular development. 

This makes the pedestrianisation one of the largest innercity renewal projects in the history of Brussels, with a significant impact at different levels: quality of public space, mixed-use re-development, local economy and employment, mobility, sustainability & social and cultural activities. 
 
* Mulit: 

Located alongside the Brussels piétonnier, the Multi project aims to give a second life to the former PHILIPS-tower built in the 1960s. The building offers a panoramic view of the city in a revitalised urban environment. The 19-storey building with its surface area of 45,755 m² features maximum flexibility for different work spaces. In addition to the BREEAM Excellent label, future occupants will enjoy a suspended garden on the third floor. The Multi Project will be the first CO2-neutral office building in use, with a percentage of circularity of 89% and 2% of urban Mining. All scores will be the highest ever achieved in the Brussels Office Market, for which the project received a BE-exemplary award. ** OXY: 

Opposite to the MULTI building, Immobel and Whitewood have joined forces with Snøhetta to transform the iconic landmark of “the centre Monnaie” into a mixed-use complex with apartments, offices, apart-hotel and a hotel, where business and culture can flourish. This redevelopment involves the largest part of the Centre Monnaie, excluding the major portion of the underground car park and the multi-storey shopping centre, which belong to other owners. It enjoys complete accessibility in terms of public transport, and a setting that offers an exceptional variety of uses. At podium level, public accessible roofgardens of nearly 8.000 m² will be created to  link the piétonnier at ground level with the roof terrace at level +2 facing the Opera. *** Brouck’R: 

The Brouck’R project involves the demolition-reconstruction (and renovation of the listed parts) of the former head office of the insurance company Allianz alongside the Place de Brouckère. The project makes way for a mixed-use redevelopment including housing, offices, a hotel, student housing, shops and amenities. The ground floors will be designed to reactivate the squares and streets with a focus on local Brussels economy, open ground floors, connections and increasing the urban biodiversity and nature. Transformation of Brussels North District

Join our exclusive site tour of the North District to learn about the area’s history and the plans for its development into into a mixed-used area and mobility hub, with a focus upon multifunctional sites developed with strong circular design and construction objectives. 
 
This unique tour, organised in collaboration with Befimmo and AG Real Estate, will offer the opportunity to see a number of the major recent projects undertaken in Brussels. This will include the Quatuor building *, the ZIN construction site ** and the redevelopment of the CCN building, as well as visiting other innovative developments in the area while hearing the story of the area’s many planning challenges and future opportunities.  
 
* Quatuor is a comprehensive solution including a combination of offices, dynamic coworking spaces managed by Silversquare, a central garden and rooftop terraces on the various interconnected towers, bars and restaurants, a gym and a cultural centre. It has been designed with the aim of allowing individuals, teams and businesses to flourish. Quatuor is also at the forefront in terms of sustainability. From the design phase to the construction phase, Befimmo invested in sustainability. It’s the first building in Belgium to receive the “BREEAM OUTSTANDING” sustainability certification (for the design phase), which takes into account the entire lifecycle of a building. The project also stresses innovation by using advanced technologies. 

** ZIN is the project that is transforming Towers 1 & 2 of the WTC complex in the North area of Brussels, and combines different functions in a highly innovative way. It will be fully integrated into the existing urban ecosystem, and will be open to the city. In the areas of architecture, design with respect for the environment, and circularity, the project standards have been set very high. The mix of functions will create a building where there will always be life, seven days a week, with different users occupying the spaces at different times.

Mixed Used Urban Planning: Tour & Taxis
